THE WILKY GROUP

The Wilky Group has completed more than 80 developments valued from £2m - £200m over the past four decades, at the same time building a reputation for excellence and innovation.

Today the group holds gross assets of over £100m comprising long-term, income-generating investments, properties with significant redevelopment value and strategic land with development potential. It remains wholly owned by second and third generation family members who are also active directors.

As a multigenerational business our strategies are based on achieving long-term objectives and limiting risk.

We have also innovated and responded to industry trends as the group has evolved from a building supply side business into property development and investment. This nimble yet thoughtful approach has seen the group maintain assets and profitability throughout the four recessions of the past 40 years. All our assets were retained during the most recent recession so, with extremely low gearing, we are poised to capitalise on the opportunity to build value and enhance our portfolio.

IN THE BEGINNING

The group’s origins lie in the immediate post-War period when the country still lay in the grip of austerity and rationing. Recently demobbed from the Army in Aldershot, our late founder Wilky Wilkinson foresaw the potential for a home improvements business.

He and his wife-to-be, Hilda, opened a shop in Farnborough selling decorating and second-hand building materials. This led eventually to the DIY revolution and the much-copied DIY superstore concept.

Various other building and construction businesses were created including, in the early ‘80s, a specialist bathroom merchant business that took over an established Guildford retailer, to establish the region's largest bathroom showroom.

The need for a larger head office and warehouse in the 1970s had set the group on the path to becoming a developer in its own right.In 2004, after completing many schemes throughout southern England and creating our investment portfolio, we decided to focus on these property interests. This led to successful management buy-outs and trade sales of the supply-side businesses.

Later we diversified into property and financial services, setting up an innovative loan management business servicing £200m worth of residential buy-to-let mortgages for a secondary bank, and an award-winning boutique property fund manager responsible for £500m worth of assets for three pension funds. Both these promising ventures were undermined by the 2008 economic crisis and the more onerous regulatory requirements that followed, so the group focussed on its core development and development activities once more.

Wilky’s early success was built upon meeting a demand for warehousing
and business parks. Our 80-plus developments over four decades have also
included stand-alone office buildings, retail premises and car showrooms,
as well as the Aldershot Centre for Health.

Our development activities started with the acquisition of a 5 acre site on which we constructed a new headquarters for the Group, consisting of a warehouse, showroom and offices of 50,000 sq. ft., with ancillary workshops for plant hire, joinery, vehicle maintenance and piling activities. During subsequent years we constructed 10 units on the estate, whilst moving on to other development opportunities elsewhere, principally in Hampshire and Surrey, which remains our focus.

A five-year land assembly public/private sector project involving county/local authorities, private owners and a public utility to create an award-winning business park of 45 acres.

A long-term regeneration project that turned surplus land on a water treatment works into a sought-after £25m location for warehousing and distribution. Six units were built on the 13 acre site over a 10 year period, totalling more than 200,000 sq ft. This was a joint venture with Kennet Properties Ltd, a Thames Water subsidiary.

This two-storey building of about 32,500sq ft was retained after we completed the development of the Redfields Business Park near Fleet, Hampshire.

Past tenants have included a defence contractor and mobile phone manufacturer and the building is currently available for occupation.

The obsolete retail warehouse on the site of the former Wilky Bathroom Centre was cleared and sold with benefit of planning permission for 30,000 sq ft of riverside offices, raising funds for other projects.
